Garage conversion. Turns square footage you already have into a legal, permitted living space. Typically the fastest path to rental income, since the shell already exists.
Junior ADU — up to 500 sq ft. Built within your home’s existing footprint. Ideal for an in-law suite, a home office, or a first step into an ADU without reshaping the lot.
Purpose-built leisure space. Golf simulators, home gyms, theatre rooms and studios — designed around ceiling height, power and sound from the first concept rather than retrofitted after.

How big can my ADU be?
In Placer County, a detached ADU can generally be built up to 1,200 sq ft, and most parcels allow up to three dwellings total. We confirm exactly what your property allows during your free site assessment.
