What we build in El Dorado Hills

Detached ADU — up to 1,200 sq ft. A standalone second home on your lot, with its own entrance, kitchen and bath. The most private option and the strongest for rental income or multigenerational living.
Attached ADU. Shares a wall with your main house, which keeps foundation and utility costs down. Often the most budget-efficient route to a full second dwelling.
Garage conversion. Turns square footage you already have into a legal, permitted living space. Typically the fastest path to rental income, since the shell already exists.
Junior ADU — up to 500 sq ft. Built within your home’s existing footprint. Ideal for an in-law suite, a home office, or a first step into an ADU without reshaping the lot.
Purpose-built leisure space. Golf simulators, home gyms, theatre rooms and studios — designed around ceiling height, power and sound from the first concept rather than retrofitted after.
Siting an ADU on a El Dorado Hills lot
Slope drives the budget. El Dorado Hills is hillside country, and grading, retaining and drainage are usually the largest variables in an ADU build here. A flat pad on a sloped lot has to be engineered, not assumed. We work out the cut-and-fill during design so the number you see reflects the site you actually have.
Designing for the view. The upside of the terrain is elevation. A detached ADU sited uphill from the main house can have the better outlook on the property — which changes where you put the glazing, the deck and the entry. It’s worth planning around rather than treating as a bonus.

El Dorado County, not Placer. El Dorado Hills is unincorporated, so your ADU is reviewed by El Dorado County — a different jurisdiction from most of our service area, with its own submittal standards and plan-check timeline. We handle both.
HOA review is common here. Serrano and several other communities have design review boards, and their approval runs parallel to the county permit. Submitting to both at once rather than in sequence is usually the difference between a smooth project and a stalled one.
