Detached ADU — up to 1,200 sq ft. A standalone second home on your lot, with its own entrance, kitchen and bath. The most private option and the strongest for rental income or multigenerational living.
Attached ADU. Shares a wall with your main house, which keeps foundation and utility costs down. Often the most budget-efficient route to a full second dwelling.
Garage conversion. Turns square footage you already have into a legal, permitted living space. Typically the fastest path to rental income, since the shell already exists.
Junior ADU — up to 500 sq ft. Built within your home’s existing footprint. Ideal for an in-law suite, a home office, or a first step into an ADU without reshaping the lot.
Purpose-built leisure space. Golf simulators, home gyms, theatre rooms and studios — designed around ceiling height, power and sound from the first concept rather than retrofitted after.
Siting an ADU on a Granite Bay lot
Estate lots change what’s possible. Granite Bay parcels are frequently an acre or more, which removes most of the siting constraints that limit ADUs elsewhere. A 1,200 sq ft detached build can sit genuinely apart from the main house — its own drive, its own entry, real separation rather than a unit tucked against a fence line.
Septic and well are the real variables. Many Granite Bay properties are on septic, and adding a dwelling means the system has to support it — sometimes an expansion, sometimes a new leach field. Properties on well water need capacity confirmed too. These are the two items that move a Granite Bay ADU budget most, and we assess both before you commit to a design.
