Garage conversion. Turns square footage you already have into a legal, permitted living space. Typically the fastest path to rental income, since the shell already exists.
Junior ADU — up to 500 sq ft. Built within your home’s existing footprint. Ideal for an in-law suite, a home office, or a first step into an ADU without reshaping the lot.
Purpose-built leisure space. Golf simulators, home gyms, theatre rooms and studios — designed around ceiling height, power and sound from the first concept rather than retrofitted after.
Siting an ADU on a Roseville lot
Older east Roseville lots. Homes around Cherry Glen and the Folsom Road corridor often came with deep rear yards and detached garages set well back from the house. That separation is ideal for a garage conversion or a JADU — utilities are already run to the structure, and the ADU ends up with its own approach that doesn’t cut through your yard.
West Roseville and the newer subdivisions. Fiddyment Farm, Westpark and the surrounding tracts have wider parcels but tighter side setbacks and active HOAs. We site detached builds toward the rear corner to preserve usable yard, and we handle HOA design submittals alongside the city application rather than after it.

Roseville is one of the few California cities that runs its own electric utility, so your ADU service connection is coordinated through the city rather than PG&E. In practice that means one less agency in the chain — but it also means the panel and meter work has to be specified to Roseville Electric’s standards from the first drawing, not corrected later.
Who rents ADUs here. Roseville’s hospital campuses and the Galleria employment corridor keep steady demand for one-bedroom rentals close in. Homeowners building for income tend to do best with a full detached unit; those building for family lean toward a JADU or attached suite that shares the main structure.
